  By booking you agree to the following terms and conditions:
   

  • UNITS ARE NON-SMOKING UNITS!!
  • 50% deposit to reserve condo / house. Remaining balance is due ?in full? 30 days prior to your arrival to Maui / Lake Tahoe during low season. Remaining balance is due ?in full? 60 days prior to arrival to Maui / Lake Tahoe during high or holiday season.
  • Prices quoted are for 1-2 people in a one bedroom. Additional people, where allowed, are $10 per night per person extra.
  • Any stay reserved 30 days or less from the date of arrival (60 days at high or holiday season) MUST be paid in full at the time of the booking. Any cancellations will be non-refundable unless all dates are re-booked.
  • For reservations booked in advance of 60 days  ~  cancellations (in writing) within 60 days of arrival date to Maui / Lake Tahoe are non-refundable unless all dates are re-booked.
  • Final payments by credit card, check or money order are due 30 days prior to arrival during low season, 60 days prior to arrival during high season.
  • Rates do not include state and local taxes.   Maui is 11.42%.   Lake Tahoe is 10%.
  • Guests will be responsible for lost, broken or missing items in / on property. We do not collect security / damage deposits and would like to keep it that way (to keep costs for guests down) so PLEASE care for our homes.
  • May have minimum stay for holiday seasons ~ please ask.
  • Discounts offered for stays of three weeks or longer.
  • Condos / houses are non - pet friendly properties.
